When do I need a building inspection?
If you are looking at buying or building a property anywhere in Adelaide, or in regions like Mt. Gambier, we recommend getting a building inspection. 1 in 3 houses are sold with a major defect! Make sure you know what you are investing in!
Why would I get a building inspection?
In Adelaide, the responsibility to ensure they have informed themselves of the risks of purchasing a property rests with the buyer! If you have purchased or built a property without understanding the risks and nature of the asset, you have absorbed that risk!
Furthermore, the CSIRO has identified that termites and timber pests will affect up to 1 in 5 Adelaide properties at some stage in their life! CSIRO also report that termites and timber pests cause more damage to property in Adelaide homes annually, than storms, floods and fires combined. The Australian Institute of Architects estimates that over 1 BILLION dollars is spent by Australian home owners every year on termite-related damage.
An inspection also helps new home owners, who are often competing for properties in a difficult market, to make an informed and unrushed decision about the property they are buying, using their heads rather than their hearts.
How soon can you complete the inspection?
In almost all cases we can get an Adelaide building inspection done within 24hours of receiving your call. This is one of the benefits of being the largest building inspection company in Australia!
Are your inspectors insured?
Yes! All of our Adelaide building inspectors are insured with both public liability and professional indemnity insurance. You can have confidence when getting your property inspected by us!
Are all of your Adelaide building inspectors qualified?
Although there is no formal qualification for completing building inspections in Adelaide, we have strict internal prerequisites that all of our inspectors must meet.
We then put our Adelaide building inspectors through intensive training for pre-purchase inspections, new construction staged inspections, timber and pest inspections, and asbestos inspections!
What do your Adelaide building inspectors actually inspect?
When our Adelaide building inspectors attend a building we do a full inspection including:
- Internal areas – every room, including storage areas etc.
- Inside the roof space where possible (sometimes called roof void or cavity)
- Underneath the floor (unless it’s a concrete slab)
- On the roof of single storey buildings, prior arrangements should be made if you want 2+ storey roofs inspected for safety reasons.
- All external areas
- The Site – eg: decks, fencing, carports etc
What are the limitations of the building inspection?
For example these include: wall, ceiling and floor coverings, fixed fittings like cabinetry and external elements such as landscaping preventing us from full inspection.
As we complete a limited assessment of serviceability we will open and shut doors and windows etc but if we can’t see it or get to it safely it may be excluded from inspection.
These limitations and obstructions will be documented and we will give our opinion as to the degree of risk that undetected defects represent. Where it is medium to high we advise you get owner’s permission for a more invasive inspection prior to purchase.
When will I receive my report?
Generally, our pre-purchase inspection reports are sent out on the same day of completing the inspection!
We understand that many of our clients are getting their dream home inspected during a 48hour cooling off period. Where possible, we get the report to our clients on the same day – allowing the most amount of time possible for you to look over the report and be sure of your decision!

How will I receive my report?
All of our reports are sent via email! This allows you to forward the report findings on to any relevant parties, as well as ensuring that you have access to the report as soon as possible!
